This guide sets out the stages, what each includes, what is never included, and how to programme cleaning into a build so it does not become the thing holding everything up.
Why construction dust is a different problem
Ordinary household dust settles. Construction dust — plaster, silica, MDF, brick — is far finer, becomes airborne at the slightest disturbance, and resettles for days. It works into window tracks, socket housings, radiator fins and carpet pile, and a domestic vacuum will simply push it back into the air.
That is why after builders cleaning uses HEPA-filtered extraction and works strictly top-down, and why it is priced differently from a deep clean. It also has a genuine health dimension — the Health and Safety Executive publishes extensive guidance on construction dust, including silica, which is a serious respiratory hazard rather than merely a mess.
The four stages
1. Rough clean
Immediately after the heavy structural work finishes. Clears larger debris and leftover materials, strips protective film from windows, appliances and fixtures, scrapes off heavy plaster and cement deposits, and gives the site its first full vacuum.
Purpose: make the site workable for the trades that follow.
2. Deep clean (the main after builders clean)
The heavy stage, and the one people mean when they say “builders clean”. Industrial HEPA vacuums, specialist scrapers and professional products remove ingrained dust from every surface, including the ones nobody thinks about.
Purpose: take the property from building site to presentable.
3. Snag clean
A targeted pass after the client or contractor has inspected. Picks up areas that were inaccessible during the main clean, and re-cleans anywhere snagging work has since taken place.
Purpose: catch what the inspection found.
4. Sparkle clean
The final pass, immediately before handover or photography. Glass, chrome, mirrors and finished surfaces polished, and the settled dust that has drifted down since the deep clean removed.
Purpose: the property as the client sees it for the first time.
The sparkle clean is the one most often cut to save money, and it is the one the client actually sees. Dust keeps settling for days after the deep clean — without a final pass, a spotless property looks neglected by handover day.
What a standard after builders clean includes
- Dust removal from every surface, working top-down
- Internal windows, frames, sills and tracks, plus protective film removal
- Paint splashes, adhesive and silicone residue removed from glass, tiles and fittings
- Kitchens degreased and sanitised, including inside all new units and appliances
- Bathrooms fully cleaned, including grout haze and sealant
- Skirtings, architraves, door frames, doors and handles
- Sockets, switches, light fittings, vents and radiators
- Staircases, banisters and balustrades
- Floors cleaned appropriately by material — timber, stone, tile, vinyl and carpet all differ
What is not included
Worth agreeing in writing before anyone starts, because these are the arguments that happen otherwise:
- Rubble and skip waste removal — a waste contractor’s job, not a cleaner’s
- External window cleaning above ground floor
- Snagging repairs — filling, touching up paint, adjusting doors
- Appliance installation
- Hazardous material removal, including asbestos — a licensed specialist only
- Garden or external clearance unless specified

Hourly rates run higher than domestic work — commonly £25–£35 — reflecting the equipment, protective kit and physical demands.
Programming it properly
- Book at the start, not the end. Good contractors are booked weeks ahead, and cleaning is on the critical path to handover.
- Confirm all trades have finished. One carpenter returning after the deep clean undoes a day’s work.
- Ensure power and water are on. Obvious, routinely forgotten, and it stops the job dead.
- Clear the waste first. Cleaners are not a skip service.
- Leave a gap before the sparkle clean. Twenty-four to forty-eight hours lets airborne dust settle so the final pass actually removes it.
- Flag delicate finishes in advance — natural stone, engineered timber, brushed brass and unsealed surfaces all need specific handling.
